Summit Pit in King County

Smart Growth, Sustainable Development and Transportation Solutions
Overview
YarrowBay Group looks forward to participating in the RFP process for the purchase of the Summit Pit. While YarrowBay has spent significant time and effort directly negotiating with King County, as authorized under the Unique Circumstances Ordinance passed by the King County Council, we welcome the transparency the RFP process brings to the transaction. The RFP process does not terminate the Unique Circumstances Ordinance approved by Council and, should the County not receive responsive or more appealing proposals from the RFP process, direct negotiation is still an available option.
The Summit Pit property is a unique piece of unincorporated property that is surrounded by the City of Maple Valley but owned outright by King County. Commonly referred to as “Summit Pit” or “the Donut Hole,” the 156-acre site is home to a gravel pit and County vehicle-maintenance shops.
If YarrowBay Group purchases the Summit Pit property, the company has committed to working closely with the local community to develop a plan that is sensitive to the surrounding neighborhood and communities. YarrowBay has already begun to poll key stakeholders in the community to get a sense of both concerns and opportunities, and transportation and traffic congestion have been mentioned as top concerns.
By working hand in hand with the community, YarrowBay Group hopes to transform the Summit Pit property into a sustainable green space with vibrant housing and retail that the whole community can be proud of. YarrowBay’s vision for the property features significant natural areas and park space, as well as a range of housing that includes both single-family homes and much-needed housing for those just beginning their professional lives, such as teachers, retail workers, pubic employees and business professionals.
